  Supplementary Planning Documents

Supplementary Planning Documents (SPDs) explain in more detail how policies in the Council’s adopted Core Strategy and Policies Development Plan Document will be applied.

Design of Residential Extensions and New Residential Development
Following extensive public consultation over the past 9 months the above SPD was adopted by the Council on 28 April 2011.

The purpose of this document is to elaborate on the design policies set out in the Core Strategy and in particular Policy EN1.  It is intended to be a practical guide to help achieve high standards of design across the whole Borough and is aimed at a wide audience which includes home owners, architects, developers and those affected by planning proposals.

Programme for preparing other Supplementary Planning Documents
The Council intends to prepare the following SPDs during 2011.  The detailed programme has yet to be agreed.
  • The Size of New Dwellings:  this will explain the requirements of Policy HO4 for the provision of smaller dwellings in terms of the number of bedrooms provided.  In particular it will give further guidance on how many 1, 2, 3 or 4 or more bedroomed dwellings are needed.  It will also explain in more detail how the need for special accommodation for older people will be delivered.  This document is aimed at developers, but will also help residents understand how the Council will deal with this issue.
  • Infrastructure requirements:  this will amplify Policies CO1 (Providing Community Facilities), CO2 (Provision of Infrastructure for New Development), CO3 (Provision of Open Space for New Development), CC2 (Sustainable Travel – including general highway requirements) and HO3 (Affordable Housing).  The document will identify both specific infrastructure needs as well as general requirements where developments will be expected to make a contribution.
