Some very minor developments can be undertaken without the need for planning permission and this is often referred to as 'permitted development'.  However, for most new building work Building Regulations approval will need to be obtained.  

If you are considering making an alteration to your home it is advised that you contact the Planning Department to establish whether planning permission is required, and if so, the likelihood of obtaining consent for what you are proposing.  You can obtain advice from us in three different ways:  written advice, verbal advice and face to face.  For written pre-application advice there is a charge - please see the guidance on Pre-Application Advice.  For further information about verbal and face to face advice please see our Planning Duty Rota page.

The Planning Portal (external website) also gives advice on whether or not planning permission is needed.  The Portal's interactive house guide (external website) for terraced or semi-detached houses provides visual guidance and information on permitted development (extensions, conservatories, loft conversions, outbuildings and porches (external website).
