The Local Land Charges Department undertakes local searches on a property or land which you may be thinking of buying as well as on surrounding areas. These are usually requested by a solicitor who can explain the results to you. Information is provided about matters which may affect the property for example planning applications, enforcement notices, building regulations, whether the property is in a conservation area or whether there are any major developments planned.

All cheques should be made payable to 'Spelthorne Borough Council'. Please note that client or individual cheques cannot be accepted.   You can also pay by Credit or Debit card by telephoning 01784 446485 and then email the paperwork for the search to Land.Charges@spelthorne.gov.uk We are now able to return Searches electronically via either the NLIS Hub (National Land Information Service), please visit www.nlis.org.uk (external link) or TM Group, please visit www.tmgroup.co.uk (external link)

What forms do I need to complete?

Please be advised that once a search has been accepted for processing, regretfully, it cannot be cancelled. Two sets of forms make up the search - LLC1 and CON29.
When applying for a search, please ensure the following is sent:
The LLC1 deals with information from the Local Land Charges register. The register contains important information about the property, which might affect what you can do with it currently or in the future, and you need to be aware of this before you buy. Significant information such as:

The CON29 deals with supplementary information held by the Local Authority. The information is very comprehensive and provides essential answers about the property, such as:

There are 64 replies to standard questions given in CON29 form R. There are also optional enquiries (CON29 form O) should you require more information. The Commons Registration Searches question is now part of the CON290 form sent to Local Land Charges department initially and answered by Surrey County Council.
