Under current legislation, property owners have the legal right to appoint either the Council's Building Control service or a private, Government licensed, Building Control company to oversee their building project. However, it is important for residents and developers to understand that the Council has no involvement or oversight when a private Building Control body is appointed.
These private companies operate independently of local authorities and are licensed by the Government, not by the Council. As such, Spelthorne Borough Council has no authority, influence, or responsibility over their conduct or performance.
If residents or stakeholders have concerns or complaints about a private Building Control company, these must be directed to the Building Safety Regulator, the public body responsible for regulating all Building Control bodies. Chair of the Corporate Policy and Resources Committee, Cllr Joanne Sexton, said:
"It's crucial that residents are aware of the distinction between the Council's Building Control services and those of private companies. While we continue to support local development through our own professional services, we have no power to monitor or intervene in the actions of private Building Control bodies. We encourage anyone with concerns to contact the Building Safety Regulator directly."
