Neighbour disputes

Building Regulations are not a mechanism to resolve:

• Boundary disputes
• Damaged caused to a property by building work
• Access issues for maintenance
• The Party Wall Act (external link)

Private Building Control

Spelthorne Building Control operates in a competitive market where property owners may choose a private Registered Building Control Approver (RBCA), regulated by the Building Safety Regulator, to oversee projects.

Spelthorne keeps a register of RBCAs active in the Borough. If a neighbouring development is managed by a private RBCA, Spelthorne are not permitted to intervene—concerns must be directed to the RBCA.

To identify who is overseeing a project, use the [Building Control Search]. Applications marked with "IN" are handled by private RBCAs, and you should contact the listed agent rather than Spelthorne Building Control. Building Control Search

Other issues

Health and Safety issues regarding unsafe working practices should be referred to the Health and Safety Executive (external link)
